Crestline, Crestwood zones rezoned under Southern Area Framework Plan
Oct 20, 2026
Zoning & Land Use
Zoning changes in Crestline and Crestwood will reshape what can be built, how land is used, and property values in these neighborhoods. The Southern Area Framework Plan update affects residential, commercial, or mixed-use development across both communities.
If approved, would allow Marx Management, Sloss entities, and Seaboard Yard Townhomes Association to consolidate property by vacating ~0.5 acres of public right-of-way. Could affect neighboring property owners' access to their land.
If approved, the city would declare 212 properties across Birmingham a public nuisance and send notice to owners. A public hearing on November 17, 2026, would allow property owners to object before the city proceeds with weed abatement.
If approved, the city would clear weeds and hazards from 141 blighted properties across multiple neighborhoods. Costs would be assessed as liens against the properties. Affects residents in and near areas with abandoned or neglected lots.
